“If you think that construction is a complicated process, then, construction MD activity is more complex than what you know! It is not a flimsy design, renovate, and construct process because this activity requires in-depth research and planning. There should be hodgepodge of dexterity and intelligence when it comes to planning and continuing a large scale of home construction Maryland and home remodeling Maryland projects. The industry also entails multi-tasking. Personnel who worked with the construction project are essential in the field. These people collaborate and work together to maximize your construction Maryland needs.

Also, complexity in the construction and remodeling MD projects is far more complicated when it involves a disagreement between a contractor and a client. One of the most unsolved dispute is the delay of projects. It has been said that “time is money” in any construction project. Failure to meet the time set for completion date causes dispute to both parties.

Maryland Courts set imperatives on delays in construction. Enclosed to the rule is the liability of the owner to the contractor if the delay is caused by the owner’s decision to “change the design of a project or refusal to make decisions in timely manner.” Meanwhile, exception to the clause are the delays due to intentional wrongdoing or gross negligence by the contractor. Delay in the completion of project also depends on acceptable reasons. They are divided into two which is inexcusable and excusable days.

Inexcusable days are said to be the contractors fault. These are defective work, failure to coordinate sub contractors, late material and defective machinery. However, excusable delays are unexpected conditions that the contractors failed to comply. These delays happen when there are “delayed access to project site and late approval of project plan by the contractor.” Bad weather conditions can cause delays like floods, earthquake or storm. If these excusable delays happen, the owner should give extensions to finish the project.

However, if the delay is caused by both parties, the law states that it is not possible to clearly determine the time and expense attributable to either party.

If your project is delayed, you should re-examine and follow all the provisions of the contract documents regarding delays. If you wish to recover extra costs and not pay for liquidated damages, inform the owner as soon delay is surmised. Show necessary records and the causes of delay to the owner to avoid penalties.

The Maryland Court has identified the major reason on why construction projects blast into expensive lawsuits. This is merely because of failure to pay attention and resolving problems during the course of job. Ignoring these problems just result to idleness and frustration by both sides, with each party convinced that it is being mistreated by others. For both parties, good communication and transparency are extremely important. Both need to identify the problems, promptly investigate and resolve them in diplomatic manner. Observance of the contractual agreements and needs of both parties wont heat up the turmoil and will solve the dispute easily.”

Home is the place where our heart resides. For that proper construction of home is very important. For that home should be designed or constructed according to the needs of customer. Choice of customer should be given first priority. After all it is he who will stay once the building is constructed. For that builders should always guide the customer correctly. So that the house is made for the long run. It is not so easy to construct home. Construction of house requires lots of patience money and even good health to face all the problems while constructing a house.

Home construction is an art for that designing perfect house builders should be little cautious. For constructing home first the area should be good. It should have nice locality with good neighbors. The house should be situated from where all the basic requirements of the house should be near. Then the house should be constructed according to the budget. The budget of the customer should not exceed. The rooms and space should also be according to the family members of the customer. It should be good to ask in advance that what type and rooms they needed. Whether they need any basement or terrace. If needed terrace then how big should be the terrace.

Then the type of exterior needed like by customer. There is wide range of exterior finishes for house. Are available. Like cedar, aluminum, stucco, shake, brick, vinyl, hardboard, shell dash and many other types of siding. The house should be constructed according to the climatic condition of the place. Then for the interior of the house rooms should be decorated according to the people living. Like living room should be according to elders in house. Children rooms should made according to their comfortable. Like all the things should be placed within their reach. Drawing room should be constructed according to the taste of customer. Whether they want marble flooring or granite. They can also use Mountain Beige marble, Silver Beige marble, Pearl Beige marble, black granite countertops, Houston, sealing granite, concrete stone, natural stone, Quartz stone, engineered quartz. All depend upon the customer.

There is wide range of furniture available. So furniture should be place with the taste of customer. But furniture should not be so big that it will create difficulty while moving around the house. There are many ranges of furniture are there in market like Ashley furniture, Pulaski furniture, sofa bed, , Brooklyn furniture, Recliners chair, Coffee Table, contemporary furniture, dinette sets, leather sofa, Dining & Dinette Sets they are available in all prices. So according to the customer’s house furniture should be placed. With that matching curtains cushion covers and decorated pieces made up of different artificial and natural stones can be kept. Even beautiful marble lamp shades fire mantel can be placed if the customer wanted. Even various granite countertop slabs can use for kitchen.

So whatever may be the design of the house it should always be remembered while designing the house that who will stay. If the person staying only does not like then all hard work will be waste. So before designing the house the plan should be shown to the customer and his opinion should be taken.

Aren’t modular homes the same as mobile homes? Not by a long shot! Modular homes are a revolutionary new product for the new home construction industry. Have you seen videos or television depictions of a state-of-the-art automobile manufacturing plant? If you have, imagine a brand new home being built the same way. But instead of the final home product being of a lesser quality, the home is built better and in less than half the time compared to standard new home construction. If you can envision this, then you are beginning to get the concept of modular homes.

Modular homes are more than 80 percent constructed in a large factory indoors away from the elements of the weather. The completed modular are then loaded onto a truck and lifted onto a foundation where the new homeowner awaits the finishing touches to complete the construction. Because the modules are transported to the site, the durability and strength have to be greater than a home built on-site. Estimates indicate these homes are therefore 20 percent stronger than your typical “site-built” home. Modules are then secured together with water, electricity, and sewage “tied in” after it has arrived. By the end, no one can tell the difference between a modular home and a site-built home.

But I am sure the designs are limited with this type of construction, right? Nope. Any design can be made into a modular home. Whether you bring plans to a modular home manufacturer, or select from the thousands of designs available, your dream home can be constructed by modular technology. Design architects who create wonderful modular homes are abundant, and many have selectively embraced this new method of home building. Having the ability to provide the homeowner with vast choices in design while saving resources in energy, labor, time and materials makes modular homes an easy choice.

Not only are modular home stronger than site-built homes and equal in design choices, but they cut the time of construction by more than half. Having the ability to work in a factory enables construction to be most efficient. No rain delays or freezing temperatures, no scheduling conflicts with subcontractors between different jobs, and no lost tools or having to travel to different job sites. Some large manufacturers produce as many as 6 to 8 homes a week. In the end, the homeowner wins because there is less time for construction loans to accrue interest and less time needed to pay for temporary housing during construction. Time is money.

Not only do modular homes save time and relate costs, but the total costs for a new home identical to a comparable site-built home is 10 to 20 percent less. These savings are immediately appreciated, but they are also a nice surprise when you plan to sell your home later. Modular homes accrue value as well (if not better) than site built homes, so putting in less money on the front end increases your equity on the back end. All in all, modular homes make perfect sense. If you are in the new home market, you should strongly consider modular home construction.

Home Construction is a cumbersome task because it needs lot of time and dedicated efforts to produce desired results. Every people does not have that much experience of building construction. Its really a tough science, its does not matter you are building a new home from scratch or renovating your existing home, You need experts help, or advice every time you think of it.

Well, there are several construction consultants or construction companies with several years of relevant expertise to assist people in building their homes, shopping malls, or offices. They are not only helpful in construction, in fact they provide one stop solution of all tasks related to building or any type of civil constructions including planning, elaboration, construction, furnishing as well as interior and exterior decoration.

There are several things which only an expert can suggest better, like materials needed in making different portions, their ratio and proportion depending on the geographical location and other factors. Another problem is with the need of civil equipments needed in construction, a normal person cannot arrange every equipment for quick, efficient and perfect work. This is what you can achieve by hiring services of a construction expert only.

There are other things like Driveways, Pavements, Hardwood Flooring, Garages, Roofing, and Tilings which people think are of less important but in real they needs efficient planning and implementation because they decide the outlook and entrance of your home or office. It creates the first impression of your house in front of your visitors and guests.

Construction Companies helps you determine the time required in construction as well as the budget required. There are other requirements too which needs to be finalized before shifting to your new home of office, that includes several licensing and permissions like electricity license, phone connection, cable connection, fire alarms and emergency facilities (in case of offices). Another important issue is insurance of home as well as mortgage loans installments fixation. Construction companies helps you with everything, making you relax from all worries of construction.

You can rely after hiring a construction company and set back yourself free with ease. Its not bad if you spend some extra bucks as consultation fee for these services.

So you’ve had your architect-designed home addition approved for construction and are now ready to engage a builder to do the work.
Putting on first floor home additions is for many people one of the largest single investments they will make, second only to the purchase of the house itself.
Using the right builder can make the difference between a smooth worry-free experience, and 12 months or more of pure stress.
In this article, Paul Petrusma shows how, by selecting the right builder, you can maximise the success of your home improvement project while avoiding unnecessary headaches.

1.Stay in Control of your Budget
You will likely have been given a ballpark estimate of the building cost to use as the basis for your project budget. While this is generally a good starting point, each home renovation project is unique and you do not want to be stung with additional costs which were not included in the price. In other words, the devil is in the detail.
Obtain a Fixed-Price Quotation. The only way to stay in control of your budget is to insist on a detailed, fixed price Quotation from each Builder that you approach to do the work, a Quotation that specifies everything the Builder will take responsibility for. Read the Quotation document carefully. If it isn’t listed, then it’s not likely to be included. Who will pay for internal painting, inspection for hazardous materials (and removal if found), pest inspection, Council damage deposit, Construction Certificate, final inspection fees, etc? Insist that the builder be specific – for example include window frame colours (non-standard colours are often dearer). Some builders charge a small fee to produce a detailed fixed price Quotation; this is likely to be money well spent given the peace of mind that comes from knowing that your budget cost will not blow out.
Prime Cost allowances are typically included in a Quotation for items you will select yourself during construction, such as bathroom hardware. If you select an item more expensive than the allowance, you will be required to pay the balance. If, on the other hand, you select one that is cheaper than the allowance then you should receive a credit for the difference. For a meaningful price comparison between quotations, make sure you include the Prime Cost allowance.
Provisional Sums are allowances the Builder has included for works that could not be costed at this time because the scope of the work may not be clear until demolition works are done. It is a “best guess” by the Builder and you will typically be required to pay any amount over the allowance stated (or receive a credit if the actual cost is less than the allowance). If Provisional Sums vary immensely between quotes, ask the Builder why this is the case.

2.Minimise the Problem of Construction Delays & Poor Quality
Quality. First floor home additions are a specialised type of construction, employing different techniques and systems than those used for new home construction or ground floor extensions. Don’t leave quality to chance. Here are some ideas:
•    Check your local Department of Fair Trading for the builder’s rating
•    Find a builder who has won awards for their home addition projects
•    Speak to past clients or review client testimonials
•    Ask the Builder what quality control systems they utilise. For example, do they verify the measurements on the plans you provide in order to minimise potential construction problems?
Warranties. While warranties against deficient structural work is provided through NSW legislation, having “minor” defects repaired can be a more arduous process, particularly for problems discovered only after you take occupation of the new room(s). Make sure that your builder provides a minor defects warranty for at least 6 months after completion.
Construction Time. The maximum time to build should be written into the building contract. As a guide, expect a $300,000 addition to take up to 5 months to complete. If the contract duration is longer, you may be in for some unwelcome delays…

3.Address Construction Issues Before They Begin

Construction Supervisor. You will likely be allocated a Construction Supervisor who will oversee the trade contractors working on your project. The Supervisor’s role is to ensure that construction times and quality are achieved, and that any concerns you may have during construction are heeded. Obtain a commitment that the Supervisor will attend your site on a daily basis during construction and will keep you fully informed on progress.
Emergency Contact Numbers. Make sure that the Builder has a 24/7 contact number in case of emergency during construction, such as storm damage. You should also be given back up contact numbers in case you are unable to reach your Construction Supervisor.
Protecting Your Belongings. Your roof area and parts of the ground floor will become a construction site. Most builders will not insure against damage to your home contents so it is advisable to remove fragile items such as chandeliers or antiques to avoid the risk of damage. You should also check with the builder as to the precautions to be taken to maintain property security.
